The Process

Building should be exciting, not overwhelming. At SQB, we've developed a clear, straightforward process that takes you from initial contact through to a start date on your project - with no guesswork along the way. Whether you already have plans and engineering ready to go, or you're starting from scratch, we'll guide you through every step and make sure you're across the whole process before anything is signed.

How long does this whole process take if we have no plans?

From our initial meeting with draftsman/architect to building permit we generally say allow 6 months. This can change depending on the complexity of the project and how many changes are made in the preliminary stage.

If a planning permit is required we generally say allow another 6months.

What if my project needs a planning permit?

We also assist with this process. This is generally determined very early in the process. Depending on the complexity of the project this is something that can be managed in house or through our Town Planner.

What if we are over budget?

That is completely fine and we will work with you for as long as it takes to make your project a reality. We are not builders that estimate per M2 or provide one quote then move onto the next project. We will work with you to provide different building products and finishes.

Initial Contact with SQB

Do you have plans, engineering, energy reports etc?

We work in conjunction with architects, engineers and energy raters that can provide with all the required documents for a building permit. An estimated fee proposal will be provided for this service.
Depending on the size of your project architectural plans are always great to have so that the builder and client are both on the same page. We offer different pricing packages to suit your needs and budget.
If the estimate of cost & specifications are accepted by the clients it’s time for building contracts and Insurances.

At this stage SQB should be able to provide you with an approximate start date for your project.
Let’s book in a face to face consultation to discuss the project including specification, budget and any requirements that may not be listed in the documents.
If the cost estimate & specifications are accepted by the clients it’s time for building contracts, Insurances and appointment of building surveyor.
At this stage SQB will send all of the required documents to the relevant building surveyor which will assess the application for a building permit.
Once a building permit is issued SQB will provide you with an approximate start date for your project.

Questions?

In accordance with building regulations, a 10% deposit is required for contracts under $20,000, and a 5% deposit for contracts over $20,000. Progress payments are clearly outlined in the contract and are structured based on the size and complexity of the project.

Yes, we can deliver fully off gird solutions, including all necessary permits, septic systems, and solar and battery systems.

Timeframes vary depending on the size and complexity of the project. As a general guide projects typically take a minimum of 6 months, with most builds completed within 9-14 months.

Our contracts are fixed price. However, unforeseen circumstances, such as the discovery of asbestos or unexpected ground conditions, may result in additional costs which will be communicated transparently.

Yes, variations are common during construction, and we understand that changes may arise. We do not charge administrative fees for variations; however, any additional costs for materials and labour will be outlined and agreed upon.

Yes, we offer a complete turnkey service.. Whether you require a basic build or a fully finished project including landscaping, pools, and external works, we can tailor our services to suit your needs.

In some cases, this is possible. Certain renovation and extension projects allow for continued occupancy, provided essential services and structural integrity are maintained. Work areas can be safely isolated where appropriate.

For safety reasons, unrestricted site access in not permitted. However, we are more than happy to arrange site meetings as required to keep you informed and involved throughout the project.

We manage the entire building permit process on your behalf once contracts are finalised, working closely with a trusted building surveyor. If you prefer to appoint your own surveyor, we are happy to accommodate this.

No, plans are not required prior to engaging us. We encourage early involvement and enjoy collaborating on the design process. Engaging SQB at the planning stage can help optimise construction methods, potentially reducing costs by minimising unnecessary structural elements.

Yes, Smith Quality Builders are a fully registered building practitioner through the Building and Plumbing Commission and appropriately insured through the BPC & HIA.
